The roadhouse consists of an indoor dining area as well as an alfresco dining area that can seat approximately 26 people at any one time. The kitchen is fully equipped to cater for hot and cold meals, dine in or take away available at all times during our trading hours 5:30 AM till 9:00 PM Monday to Sunday. There are 11 Motel rooms available with various sleeping arrangements depending on different requirements; the rooms consist of, 5 rooms facing the front of the property and 6 rooms facing towards the caravan Park side. There is also (2) fully self contained units above the roadhouse, these we utilize as extra accommodation; the units would also lend themselves to managers resident, or accommodate a big family as accommodation. The property also has a caravan park area about 4000m2 with full laundry facilities and a separate ablution block to facilitate 16 powered sites. This is currently not being utilized but is to be considered as a great asset should it be promoted and managed correctly. Effectively it would generate added income to the business and increase the current turnover in the existing business due to an increase in transactions. The Caravan Park would be better suited to Single man Accommodation, as temporary accommodation is at a premium in this region due to all the Mining that is happening in this area. The 4000m2 area would support at least 50 man site that in turn would also increase the cash flow of accommodation, and also the restaurant sales, surrounding areas are currently experiencing a mining boom and that accommodation is currently sparse, and the facilities described above would be well suited to the current temporary residents that are now frequenting the town. Due to the rural area and the limited deliveries the property boasts a large 9.0 x 6.0m storage shed and carport of the same size that has full power and is dedicated to dry store being mainly soft drink, as we are the number one soft drink retailer in the Tablelands area. The roadhouse holding tanks are as follows, 11 500L of Unleaded, 4500L of Premium and 22 000L of diesel. Should a wholesale fuel company consider the purchase of this profitable business they would be able to increase the gross profit of fuel sales and have a considerable chance of winning the business of the large mines in the immediate and surrounding vicinity. Upon research, the projected increase of sales in fuel from one mine could be as large as 40 000L per week. With reduced cost of goods the gross profit on fuel could be increased by an exceptionally considerable amount. Since owning the business we have implemented a number of systems and procedures that have increased the value of the business and eliminated many negative variables that can affect the gross profit of a business: eg; CCTV throughout the service area, fuel station office and staff areas. Five (5) of these cameras are dedicated to the Driveway area; this has cut our drive off fuel theft by 95%. The roadhouse enjoys a prime location, as it is a ‘must’ destination for driving travellers due to the distance from the surrounding towns; fuel stations are scarce around the inland regions. When considering the purchase of a retail business, location is of the utmost importance as the business is reliant on transactions and the ability to attract the custom easily. The roadhouse reputation with the locals and frequent travelers is considered to be impeccable and ‘word of mouth’ is a major part of advertising, for any business.
